Aspire CFO Martin Lew says that to understand the potential ROI on an investment in property styling, there are a few things to consider. These include the nature and scope of the investment and potential for a sustainable increase in rental yield.
For example, $80,000 spent, resulting in an increased tariff of c15%, bringing it up to $1,000 per night on average, can increase gross rental revenue by $28,000 per annum, based on an average occupancy of 60%.
“Because the investment is in an income producing rental property, the cost of the renovation will be tax deductible, either immediately or over its effective life as depreciation.
“Of course, this is a guideline only. Everyone’s personal financial circumstances and every property is different. It is always recommended to consult with your property manager and taxation accountant before making any investment decisions,” says Martin.
